Wood Harbinger’s commissioning team provided services to update the Edmonds School District’s Design Manual. We met with the District’s maintenance staff to determine their material preferences and system likes and dislikes. The updated mechanical systems manual provided the basis for the “Owners Project Requirements” (OPR) and gave specific design direction to the design team as we proceeded into the design phase. Our commissioning services went on to include reviewing the construction documents to assist the design team in coordinating the mechanical, electrical, and control systems. We provided the commissioning specifications and preliminary commissioning plan as part of the bid documents. During construction, we provided equipment submittal review, observations, and mechanical and electrical commissioning services. We also assisted the schedule acceleration effort to meet temporary certificate of occupancy requirements.
Lynnwood High School is unique in that it employs a modern, high-efficiency, fully-automated natural ventilation scheme in the classrooms and science labs. Wood Harbinger oversaw the certification of the fume hoods and verified the operational interconnections between the fume hoods and the natural ventilation system. These science classrooms benefit from active day lighting control and selective window glazing to improve the interior lighting environment while mitigating solar gain.
Wood Harbinger was brought onboard as commissioning services provider shortly after the project was awarded for design in 2006. Design review services were provided prior to the start of construction in late 2007. The commissioning kick-off meeting was held in January 2008 to align the construction team with the commissioning process. Functional testing began in June 2009 and continued until October 2009. Substantial completion was awarded in September 2009, with commissioning trend analysis activities concluding in February 2010. We also provided the School District with validation of the energy efficiency conservation measures designed for the campus. This validation enabled the School District to receive the balance of a $300,000 pledge by the Electric Utility.
