Alaska Building Renovation Study

Wood Harbinger provided the mechanical and electrical facilities assessment and substantial renovation study for the Alaska Building. Built in 1904, this 15-story building was the City of Seattle's first steel-framed high-rise office building. The first floor consists of retail space and utility rooms; floors 2 through 15 are office space; and the basement is used for storage.

Final report recommendations:
  • Interior seismic bracing retrofit of concrete shear walls and steel members;
  • Build pressurized second exit stairway for egress requirement;
  • Establish an open plan to improve daylight penetration - floors 2 through 15;
  • Restore of as many interior architectural finishes as possible - floors 1 through 15;
  • Replace windows with new operable windows - floors 3 through 15;
  • Add light shelf and solar reflective window coverings - floors 3 through 15;
  • Design a hybrid HVAC system with no air conditioning - floors 3 through 15;
  • Reduce line voltage electrical work based on the reduction of electrical heat and A/C; and
  • Replace electrical switchgear, panels, switches, outlets, smoke/fire detectors, security alarm systems, and voice and data hubs.
